Set up Kimchee yourself in about 30 minutes

Step by step

Sign up freeGo to pms.kimchee.io and log in with your email or Google account. Your account is created on first login — no card needed. Read in the manual
Create your propertyChoose Guesthouse · Hostel · Hotel (one address, several rooms) or Apartment · Airbnb units (each listing is one unit). Set the country, timezone and currency — prices, holidays and message times follow them. Read in the manual
Add room types and roomsIn Settings → Rooms, add each room type with its capacity, then its rooms. For dorms, add the beds — guests book by the bed. Read in the manual
Set your pricesOpen Pricing and set a base price per room type, plus the lowest and highest price you accept. Automatic rules then adjust prices by date and occupancy. Read in the manual
Take the guided toursIn the sidebar, open Guided tour. It points out each part of the calendar, a booking, pricing, channels, messages and housekeeping on your own screen.
Thailand: TM30 reportOpen Immigration (TM30) in the sidebar. Each day's arrivals are pre-filled from the self check-in passport scan; fill any gaps and download the Excel file for the immigration e-service. The weekly ร.ร.4 register is on the same page.
Japan: guest register and lodging taxOpen 宿泊者名簿・宿泊税 in the sidebar: the guest register (pre-filled from the passport scan), the minpaku two-monthly report CSV, and lodging tax by municipality, all on one page.
Vietnam: temporary residence declarationOpen Khai báo tạm trú in the sidebar. Each day's arrivals are listed with the fields the police portal asks for, pre-filled from the passport scan. Download the Excel list or copy guest by guest while you enter them on the portal (within 12 hours of arrival).
Indonesia: foreign guest report (APOA)Open Lapor Orang Asing (APOA) in the sidebar. Foreign arrivals are listed with their passport details from the scan, ready to enter in the immigration APOA system.
Malaysia: Tourism TaxOpen Tourism Tax in the sidebar. It works out RM10 per room per night for foreign guests, shows who collects it (the OTA or you), and exports Excel for your MyTTx return.
Connect your booking sitesWhen you are ready to sell, turn on the channel manager: start the subscription in Settings → Billing (PayPal outside Korea), press Activate on the Channels page, then connect Booking.com, Airbnb, Agoda and others with the step-by-step guide there. Read in the manual
